What Living in a Gated Community Means

The idea of this gated community is to increase safety for the residents, not security, and to maintain the areas responsible to the Homeowners Association. By limiting the amount of traffic through the community, we can hope to enjoy a safer environment for residents, children and visitors. As such, we encourage homeowners and residents to be mindful of their private access code and/or remote to the gate just as they would the code or remote to their personal garage door. Anyone entering the community by following another car is illegally entering and can be arrested for trespassing. Anyone attempting to enter the community via the exit gates and causing damage can be arrested for breaking and entering as well as trespassing.

The HOA is responsible for the maintenance of the entry and exit gates, all common easements and landscaping, and the roadways within the gates of the community. The electricity for the streetlights are paid by the HOA, just as repaving the roads when the infrastructure requires it is the responsibility of the HOA in a gated community. These are not paid for by state or city taxes but by the HOA dues. Each homeowner has full right to participate in the defining of the annual budget and to have the information of what purpose is each budget line item. Each homeowner is also fully able to oversee the activities of the board, to choose who is a part of the HOA management, and to be part of the board themselves. Please reach out to us or the management company if you have any questions or would like more information on any part of the community.
